Subletting is Growing

Subletting commercial space is a phenomenon that has been going on for a long time. This applies to all types of premises such as offices, store fronts, warehouses and industries. Nevertheless, we are currently experiencing a significant growth driven by a number of trends:

- Employees requiring better worklife balance and more flexible working environment
- Demand for networking opportunities across companies
- Adopting/embracing the Sharing Economy

Short Term Rental and Liquid Space Increasing Faster

The shift towards short term rental and so called liquid space currently hits the market with full power. The reasons behind this is again the company's growing demand for mobility, flexibility and productivity.

At the same time, sharing platforms are introduced to the marker (similar to AirBnb applied on residential market), offering to take care of the extensive administration that comes with short-term rental. Hence, these digital platforms make it possible for companies to easily share their premises with other companies without losing focus on core business - create new revenue streams while doing so - and also keep the flexibility for when internal needs may change. 

Rules That Apply When Subletting Commercial Space in Sweden

In general, no consent is required from the landlord before partially subletting premises in Sweden. However, since the holder of the lease agreement is held accountable and liable to the landlord also for the subtenant, it is recommended to inform the landlord about ones intention to sublet a part of the premises. N.b. the same rules does not apply to subletting the whole premise. 

There is no restriction to how much of the premises you can sublet. Nevertheless, without the landlord's permission you are not alowed to sublet the entire premises. In other words, renting out all of your premises requires approval from the landlord.

Equally important is that one cannot sublet space to a subtenant using it for other purposes than the tentant originally agreed with the landlord.

Beneficial for Companies as well as for the Environment

The benefits of sharing facilities and space between companies are many. Instead of using expensive hotels and conference facilities, there is the possibility of a more cost-effective exchange between companies. Commercial space is made available (closer) to those in demand. At the same time, hosts generate new revenue streams upon space that is otherwise not fully utilized.

Last but not least, given that commercial real estate in average is used only about 40%, sharing premises between companies instead of just building new brings significant benefits to a more sustainable environment.
